  • If you make an offer without a financing clause and your mortgage is not approved, the insurance covers the 10% penalty that you would otherwise have to pay to the seller.
  • This gives you the confidence to bid without a financing contingency, while sellers see you as a safer, more reliable buyer.

With this certificate, you gain a competitive edge in the market without putting your savings or financial future at risk.

Important for Expats and High-Value Properties

Expats often search for homes in the mid- to high-end segment of the Dutch housing market, where property prices frequently exceed €750,000. For these buyers, it is essential to understand the coverage limits of “Bid with Certainty.”

  • The maximum coverage of the insurance is €75,000.
  • For offers above €750,000, the uncovered portion becomes relevant.

Example:
You make an offer of €1,050,000.
The penalty risk is 10% = €105,000.
The insurance covers €75,000.
The uncovered part is €30,000 (10% of the amount above €750,000 = €30,000).

This means you are still protected against the majority of the risk, but it is important to keep in mind that for very high-value properties, some personal risk remains.

  3. Online valuation: Once you’ve found your dream home, we arrange an online valuation of the property.
  4. Certificate issued: You receive the Bid with Certainty certificate, which you can present to the seller as proof of financial security.
  5. Offer outcome: If your offer is rejected, you only pay for the valuation and service costs. If your offer is accepted and financing fails, the penalty (up to €75,000) is covered.

What are the costs?

  • One-time insurance premium: €850 (only payable when the purchase is successful; settled at the notary).
  • Online valuation: €25.
  • Service fee per application: €50 (for document processing, follow-up, and monitoring progress).

If your offer is not accepted, you only pay the valuation and service fees.
